3BHK G+2 Duplex on 30×40 — What Works on Site

Simple notes for planning a 3BHK G+2 on a tight plot—room positions, stacking, and what to avoid so the build stays practical.

Ground Floor (parking + rental/guest)

  • Parking: Keep clear entry/turn radius. Don’t place columns where car door swings.
  • 1BHK unit: Living + bed + pantry + common toilet. Works as guest/rental. Stack toilet with upper floors.
  • Stair core: Fix early. Avoid cutting parking headroom with thicker beams.

First Floor (main family level)

  • Master bed (SW): Attached toilet stacked on the same duct.
  • Living + dining: Front/east side preferred. Keep movement short; avoid long corridors.
  • Kitchen: SE or NW as services allow. Utility for laundry at the same level.
  • Toilets: Align with ground duct; show sleeves before slab casting.
  • Double-height? Use only if headroom allows and AC return path is planned; else skip to save cost.

Second Floor (family beds + hall)

  • Two bedrooms: Each with attached toilets stacked on the same shaft.
  • Family hall: Keep compact; avoid wasting area on wide landings.
  • Balcony/pergola: Provide shading on west; plan for drain points.

Third Floor (optional)

  • Multi-purpose: Home theatre / gym / extra bed.
  • Services: Overhead tank, solar provision, and easy access to outdoor unit lines.

Why G+2 works on 30×40

  • Bigger rooms, same footprint: Going vertical gives usable bedroom sizes.
  • Better stacking: Wet areas one above another → fewer bends, fewer leaks.
  • Privacy: Family level separated from rental/guest.
  • Future-ready: Third floor stays flexible.

Quick dos & don’ts

  • Do freeze the stair and duct early; drawings must show all sleeves at slab stage.
  • Do keep common lintel/sill levels for faster fabrication.
  • Don’t over-span living areas just for looks—steel and depth shoot up.
  • Don’t push large projections/chajjas without proper drip and slope.
