Building a New House on a 30×40 Plot — Key Facts to Know
Keep structure simple, freeze the working plan early, and avoid rework. These are the basics we follow on 30×40 sites in Bengaluru.
1) Plot & By-laws (start here)
- Get a survey + soil test. Footing size and cost depend on this.
- Check setbacks, FAR, height limits. Plan car park and entry line now.
- Fix stair and toilet/duct zones before excavation.
2) Space planning for 30×40
- Keep a clean column grid; straight beams = faster shuttering.
- Avoid odd angles and long dead corridors.
- Give each room a real window/shaft; plan cross-vent where possible.
3) Choose layout type
- 2BHK/3BHK or Duplex as per family and budget.
- Stack wet areas vertically to reduce plumbing runs and leaks.
- Freeze furniture sizes early so switches/windows don’t clash later.
4) Vastu (practical positions)
- Kitchen: South-East (preferred) or North-West if ducting is easier.
- Master: South-West. Pooja: North-East with ventilation.
- Living/Dining: North/East side if possible; shade harsh West.
5) Light & ventilation
- Use window sizes that actually work after grills and curtains.
- Provide deeper chajjas/shading for West; avoid heat build-up.
- Keep central zone freer for movement and air.
6) Materials & structure
- Use consistent block units for speed and less mortar.
- Don’t over-span halls just for looks—steel depth and cost jump.
- Standardize lintel/sill levels across rooms to speed work.
7) Services & sleeves
- Show slab sleeves in drawings. Don’t break slab later for pipes.
- Align ducts. Fewer bends = fewer leaks and less noise.
- Plan DB, water tanks, STP/soak, pump room spots on day one.
8) Budget control
- Maintain ~3.0 m floor-to-floor unless needed; extra height = extra cost.
- Use standard door/window/tile sizes; reduce cutting and wastage.
- Track materials with a simple log (cement, sand, steel, blocks).
9) Sustainability (low effort wins)
- Rainwater harvesting, low-flow fittings, and basic solar provision.
- Light colours outside, proper shading = cooler rooms.
- Plan service shafts to keep future maintenance easy.
